The San Diego real estate Metro market is still a buyers market, and will be for some time to come. Despite less San Diego homes for sale in inventory this year over last year, the reality is that fewer San Diego homes are being sold, and there are 50% less homes for sale listed than just a few years ago. Unemployment in San Diego metro seems to be a major factor in the sluggish San Diego real estate market, and credit challenged San Diego home buyers are looking for a great deals in bank owned properties, and short sales! Yes even though interest rates are at historic lows around 4.375% for fixed rate 30 year mortgages, San Diego home prices are now more attractive than ever, and is even more true of San Diego Condos. It is now cheaper to own a home in San Diego than to rent a home!
From my real estate perspective, this is the best opportunity to buy San Diego homes since the late 1980′s. Not only are the average homes sales prices great, but the mortgage rates are at all time historic lows right now. Upper price ranges and San Diego luxury homes are are where some of the best deals are right now and now we have more foreclosures even in the San Diego luxury real estate market. It’s my opinion it is a perfect time to buy a home or real estate in San Diego. This applies to especially to San Diego homes, condos, townhomes, houses, lofts, and also high end San Diego luxury homes market which has been immune until just recently. San Diego real estate listings are coming off their inventory highs…the San Diego Metro area still has over supply of homes for sale in San Diego real estate given the current economy. Our San Diego real estate problems will not be fixed overnight, and there were many factors: an over supply and speculation on new homes, foreclosures of San Diego luxury homes, inability to get loans for higher priced homes, and an oversupply of in town homes and condos.
